    Awaab’s Law – A New Legal Standard for Landlords

    Awaab’s Law was introduced as part of the Social Housing (Regulation) Act 2023, and aims to eliminate health risks caused by unsafe housing conditions — with a particular focus on damp and mould.

    Key legal requirements include:

    • Mandatory investigation of reported hazards within a set timeframe (proposed to be 14 days from initial report).
    • Completion of necessary repairs within a further 7 days after inspection,  if the issues are serious, unless there are exceptional circumstances.
    • Clear communication with tenants throughout the process.

    While initially aimed at social landlords, Awaab’s Law is already setting the standard across the entire rented sector, with growing expectations on private landlords and letting agents to follow suit.
